Full Job Description

This vacancy is for a GS-1173-9, Housing Manager located in the Department of Homeland Security, U.S. Coast Guard, BASE LOS ANGELES LONG BEACH PERSONNEL SUPPORT DEPARTMENT -P in SAN PEDRO, California.

To qualify at the GS-09 grade level, your resume must demonstrate at least one (1) full year of specialized experience equivalent to at least the GS-07 grade level in the federal sector.

Specialized experience is experience that has equipped you with the ability, skill, and knowledge to successfully perform the duties of this position and is typically in or related to this line of work.

Examples of specialized experience include performing the following types of tasks on a regular basis. Processing housing applications and maintaining rental or leasing properties files/ information.

Conducting or coordinating inspections of units to evaluate the cleanliness, maintenance and habitability of the unit, furnishing, equipment, and facilities.

Resolving a variety of housing problems by assembling facts and evaluating information on a multitude of issues. Submitting work order requests and making recommendations for repairs and improvements.

OR Have successfully completed a master's or equivalent graduate degree or 2 full years of progressively higher-level graduate education leading to such a degree or LL.B. or J.D., if related.

OR A combination of specialized experience equivalent to the GS-07 level in or related to the work of this position and graduate level education that provided the specific knowledge, skills and abilities to successfully perform the duties of this position that meets 100% of the qualification requirements for this position.

You will receive credit for all qualifying experience, including volunteer experience. Major Duties:

You will serve as a Housing Manager and be responsible for administrative functions in the housing office, including a full range of housing inspections encompassing pre-inspection, termination, make-ready, check-in and maintenance, with regard to the assignment, termination, and occupancy of housing residents in Military Family Housing (MFH), Leased Housing and Unaccompanied Personnel Housing (UPH).

Being a Coast Guard civilian makes you a valuable member of the Coast Guard team.

Typical work assignments include: Performing a variety of housing inspections of quarters and surrounding properties and infrastructure.

Counseling incoming applicants on policies and procedures to walk through the assignment processes.

Scheduling and performing a variety of housing inspections and appointments, including check-in, pre-termination, check-out, eviction, health and safety, and for cause.

Maintaining housing waiting list for each category of housing in inventory. Identifying deficiencies in files and corrects common errors.

Performing data input to the Housing Management Information System (HMIS) on all resident activity.

Scheduling and monitoring the assignment of tenants to available quarters and schedules termination, make-ready, and check-in inspections.

Performing local data collection and entry for Basic Allowance for Housing (BAH).
