About the Position: Serve as a Realty Specialist in the Real Estate Division's located in Mobile, Alabama. You will provide realty support in planning and leasing for various Leasing Programs.
Full performance level of this position is GS-12. It may be filled at the GS-09, GS-11 or GS-12.

Minimum Qualifications for GS-09: Specialized Experience: One year of specialized experience which includes 1) Determining real estate requirements for realty projects; 2) Ensuring that agreements and/or contracts are prepared in compliance with all applicable laws, regulations, and/or policies; and 3) Assisting senior Realty Specialists with leases, inspections, claims or administrative work.
This definition of specialized experience is typical of work performed at the second lower grade/level position in the federal service (GS-07).
OR Education: Master's or equivalent graduate degree or 2 full years of progressively higher-level graduate education leading to such a degree, in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position, such as Real Estate or Business Management, etc.
OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%.
To compute the percentage of the requirements, divide your total months of experience by 12.
Then divide the total number of completed graduate semester hours (or equivalent) beyond the first year (total graduate semester hours minus 18) by 18. Add the two percentages.
Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-07).
Minimum Qualifications for GS-11: Specialized Experience: 1) Conducting cost analyses for real estate transactions to provide recommendations; 2) Conducting market surveys and real estate site inspections.
This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-09). OR Education: Ph.D.
or equivalent doctoral degree or 3 full years of progressively higher-level graduate education leading to such a degree in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position, such as: Real Estate; Business Administration, etc.
OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%.

Then divide the total number of completed graduate semester hours (or equivalent) beyond the second year (total graduate semester hours minus 36) by 18. Add the two percentages.

Minimum Qualifications for GS-12: Specialized Experience: 1) Performing real estate negotiation such as negotiation leases, licenses, easements or permits; 2) Applying laws, regulations, or policies associated with real estate acquisitions; and 3) Preparing documents for real estate planning, rights of entry, or acquisitions.
This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11).

For this job at the GS-12 grade level, you must meet the qualification requirement using experience alone--no substitution of education for experience is permitted.
