The

This Special Duty Assignment (SDA) is open to active King County Career Service employees who have successfully completed their initial county probationary period.

The Facilities Management Division (FMD) is actively recruiting a senior-level commercial estate professional, fluent in lease negotiations, sales, acquisitions, and easements to join the fast-paced Real Estate Services Unit (RES).

This position is distinguished as the management-recognized expert, requiring minimal supervision to oversee complex, visible, and challenging lease negotiations, easements, sales, and acquisitions for critical government projects.

This position involves collaboration with multiple business units within the county, including but not limited to; King County Client Agencies, Executive-Level Management, Capital Projects Section, Prosecuting Attorney's Office, Office of Performance, Strategy and Budget, and King County Council.

This position commands acute expertise in the Commercial Real Estate industry.

The desired candidate will lead all work with a client-focused lens, provide unparalleled service to King County Client Agencies, and have a keen understanding of all aspects of real estate negotiations, market trends, brokerage relationships, and client relationship management.

This Special Duty Assignment (SDA) is currently approved to last up to 4 months with the possibility of extending as needed.

Requirements

In order to be considered for this exciting opportunity, the successful candidate at minimum will demonstrate skill and ability to:

Negotiate real estate agreements from beginning to end on behalf of King County.

Full cycle negotiations include strategy development, broker selection (if broker is to be used), market surveys, RFPs, site tours, LOIs, lease agreements, work letters, estoppels, SNDAs easements, deeds, and other documents as assigned.

For agreements that require the approval of The King County Council, this position will create legislation packages in collaboration with several work units in FMD.

  • Interpret Title Documents, Surveys, and legal descriptions
  • Develop schedules, budget, and scope requirements in coordination with other work units.

    Understand and be involved in the full construction process working closely with the assigned project manager or consultants to develop Tenant Improvement scopes and negotiations for lease agreements and work letters.

  • Review, recommend, and implement various real estate agreements/documents in consultation with legal partners and other expert resources.
  • Facilitate the leasehold agreement sites and act as liaison between King County Client Agencies and Landlord for property management related aspects of the KC Tenant lease portfolio as assigned.
  • Manage the lease fee sites where King County is Landlord and act as liaison between King County Client Agencies and Tenants for property management related issues and functions.

    King County is Landlord for a variety of products which includes office, industrial, ground, agriculture, retail and wireless sites.

    Review, analyze, monitor, and approve complex annual lease operating cost reconciliations, rental increases, late fee calculations and other financial review as required.

    Decommission leased facilities in collaboration with other work units to ensure liability to King County is closed on time and in full.

  • Interpret lease agreements for King County Client Agencies and other collaborating departments in the county. This requires a strong knowledge of lease agreement terminology, context and application.
  • Manage special projects assigned which may require strategy, recommendation, and implementation of new processes and procedures for the Brokerage Services Unit as the market and technology changes and grows.
  • Provide expert level technical advice and training to other staff, departments, jurisdictions, and the public.
  • Manage the surplus process and affordable housing protocols for the sale of real property
  • Manage and understand complex easement scenarios
  • Perform acquisitions of real property as needed.
  • Qualifications

    WE ARE LOOKING FOR CANDIDATES WHO HAVE:

    • Bachelor's Degree (BS/BA) in Business, Communication, Finance, Accounting, Real Estate, or related field, or an equivalent combination of education and direct lease negotiation, acquisitions, sales and easement experience
    • 8 or more years of direct real estate experience in a commercial real estate setting with proven results
    • Demonstrated previous experience working on complex lease, sales and acquisition negotiations
    • Ability to work autonomously with minimal supervision as well as the ability to work effectively in a team environment
    • Excellent interpersonal, communication and customer relations skills Must be able to successfully prioritize and manage multiple projects Proficient in Microsoft Office Suite, DocuSign and electronic asset management systems.
    • Productivity and results-driven work ethic that can easily adapt to the changing nature of real estate and government priorities
    • Strong organization skills and acute attention to detail Skilled in research, problem solving, and solution oriented
