Plumber II

The Department of Administration's (Admin) Division of Facilities Management and Property Services is seeking a Plumber II to join the team.

Facilities Management (FM) maintains and operates approximately 53 buildings which include the State House, Capitol Complex Office Buildings, the Governor’s Mansion and other buildings in the Columbia area.

In this role you will efficiently and effectively provides building maintenance services and needed plumbing services in all Admin owned, contracted and maintained buildings.

Actively lead and support all FM plumbers in the repair and large scale maintenance tasks of total plumbing systems.

Perform skilled technical work at a journeyman level in inspections, preventative and planned maintenance, adjustments, replacements, installations, and operation of the plumbing systems that reside within FM buildings.

Act as the Area Supervisor when needed, checking in team attendance, management and distribution of work orders, and oversight of work flow.

Provide oversight of both FM plumbing projects and commercially contracted projects.


Responsibilities of the Plumber II:
  • Perform expert skilled work at the journeyman level. Lead and actively support other FM plumbers in the planning for, implementation and completion of assigned maintenance, repair and renovation plumbing tasks.
  • Complete and assist with maintenance, repair, and renovation tasks for plumbing and other various trades, individually or as a part of a team, in order to complete assigned tasks in a professional, effective, efficient and safe manner in accordance with established policies and procedures, and good work practices.
  • Provide excellent customer service by communicating professionally and courteously with supervisors, team members, other FM employees, tenants, and the general public regarding work in progress, scheduling issues, work requests, pending FM activities, and other key information on the status of building conditions that are established by the Supervisors.
  • Learn and effectively utilize the SCEIS plant maintenance phone app, help teach others to use the system, and accurately reflect work time using specific corrective and preventative maintenance work orders.

    Complete as required all daily work order entries on the SCEIS plant maintenance phone app on all assigned tasks to document work order number, time worked, location of work, supplies and materials used in the work, and a detailed description of the work completed to ensure accuracy of records.

    Identify, recommend and request equipment, material, supplies and training needed to ensure that necessary resources are available to complete work tasks and to improve efficiency, effectiveness and safety in completing assigned tasks.

    Ensure any P-Card purchases are made in compliance with Admin P-Card policy.

    Perform other duties as assigned, to include disaster assistance, in order to ensure the success of FM's mission and compliance with applicable rules and regulations.

    Offer guidance, promote teamwork and cooperation, and work to resolve challenges. Assist with setting up for special events and other projects or activities as necessary.

    Requirements

    • A high school diploma or equivalent and at least five (5) years of experience in all phases of the installation, repair or maintenance of building plumbing systems (air, water, gas or waste disposal systems), including commercial and industrial buildings.
    • Must have experience in the installation, repair, or maintenance of building systems (General Building Maintenance).
    • Must possess a valid Class "D" South Carolina Driver's license.
    Additional Requirements:
    • National or local plumbing certification license required.
    • Knowledge at the journeyman level in the inspection, preventive maintenance, repair, adjustment, replacement, installation and operations in all phases of commercial and industrial facility plumbing.
    • Considerable working knowledge of the methods of installation and repair of building plumbing systems, including air, gas, water and waste disposal systems.
    • Ability to manage large scale plumbing maintenance and installation activities, utilizing at times group leadership, job planning/layout, personnel safety, and assure code compliance in all phases of plumbing repair, maintenance, and installations are followed.
    • Knowledge of applicable codes.
    • Basic computer skills and good written and oral communication.
    • Backflow certification required.
    • Position may require employee to work evenings and weekends.
    • Position requires routine driver duties.
    • Position may be required to report to work during emergency situations.
    • Position requires 24/7 on-call shifts and call back .
    • Position requires frequent stooping and/or bending.
    • Position requires standing for long periods of time, climbing ladders and stairs, working in confined spaces, hot, hazardous and noisy locations and in adverse weather conditions.
