Base salary range: $62,107 - $80,737

About the Position: This is a developmental Senior Realty Specialist, GS-1170-11/12 position with the U.S.
Army Corps of Engineers, Omaha District, Real Estate Division with responsibility for providing real estate management advice and resolving especially difficult realty transactions for Military and Civil Programs.

For GS-11: Specialized Experience: One year of specialized experience which includes 1) Experience using a wide range of real estate laws, principles, concepts, policies, regulations, authorities, methods, or practices; OR 2) Performing the acquisition of real estate by either lease or direct purchase.
This definition of specialized experience is typical of work performed at the second lower grade/level position in the federal service (GS-09).
OR Education: Ph.D or equivalent doctoral degree or 3 full years of progressively higher-level graduate education leading to such a degree in a field which demonstrates the knowledge, skills, and abilities necessary to do the work of the position, such as: Business Management or Real Estate.
OR Combination of Education and Experience: A combination of education and experience may be used to qualify for this position as long as the computed percentage of the requirements is at least 100%.
To compute the percentage of the requirements, divide your total months of experience by 12.
Then divide the total number of completed graduate semester hours (or equivalent) beyond the second year (total graduate semester hours minus 36) by 18. Add the two percentages.
For the GS-12: Specialized Experience: One year of specialized experience which includes 1) Experience using a wide range of real estate laws, principles, concepts, policies, regulations, authorities, methods, or practices; OR 2) Negotiating complex agreements that are politically sensitive in nature: OR 3) Performing the acquisition of real estate by either lease or direct purchase.
This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-11).
Some federal jobs allow you to substitute your education for the required experience in order to qualify.
For the GS-12 grade level, you must meet the qualification requirement using experience alone--no substitution of education for experience is permitted.
Time in Grade Requirement: Applicants who have held a General Schedule (GS) position within the last 52 weeks must have 52 weeks of Federal service at the next lower grade or equivalent (GS-09 for the GS-11; GS-11 for the GS-12).
