Requirements

The HVAC Technician supports campus operations by performing preventive, predictive, proactive, and reactive maintenance on HVAC systems across campus. This role plays a vital part in ensuring safe, efficient, and reliable building performance.


Primary Responsibilities
Preventive Maintenance
  • Replace air filters; change belts; grease bearings; clean coils, drain pans, pump housings, and condensate lines
  • Check strainers and ensure proper air and water flow
  • Adjust motor and pump alignments
  • Record and report equipment issues, including vibration or noise anomalies
  • Perform minor repairs discovered during inspections
  • Maintain accurate equipment data and complete all required documentation
  • Support campus water treatment program (testing, recording, transporting chemicals)
  • Maintain cleanliness of mechanical rooms
  • Use basic computer skills (Windows, Excel, Word) to complete PM tasks
Predictive Maintenance
  • Conduct diagnostic checks and electrical condition monitoring
  • Measure motor amperage, temperature readings, subcooling, and superheat
  • Perform vibration and lubrication analysis
  • Compare equipment performance against previous readings to identify trends
Proactive Maintenance
  • Identify root causes of equipment failures and recommend long-term solutions
  • Communicate findings with supervisors and operations teams
  • Participate in asbestos team activities if assigned
  • Perform other duties as needed to support continuous improvement
Reactive Maintenance
  • Assist with repairs and urgent service calls (hot/cold calls, alarms, motor failures, equipment resets, glycol alarms)
  • Maintain housekeeping standards in mechanical spaces
  • Collaborate with Operations on troubleshooting and system recovery

MINIMUM QUALIFICATIONS:

Experience Only:

Two (2) years of relevant experience in a trade related to the work assigned (HVAC, mechanical, pipefitting, building systems maintenance, etc.).

In addition, part-time work will be pro-rated.)

OR
Education and Experience:
  • A combination of relevant education, formal apprenticeship training, and/or related experience totaling two (2) years (Transcripts must be attached for educational credit)

PREFERRED QUALIFICATIONS:

  • Prior relevant state service
