Full Job Description

Under direction, is responsible for planning and directing the building maintenance activities for a department. Administrative responsibilities include budgeting, purchasing, maintaining inventories, work order processing, and monitoring service contracts. Exercises direct supervision over assigned staff.

1st shift 7:00 a.m. - 3:30 p.m.

2nd shift 3:00 p.m. - 11:30 p.m.

3rd shift 11:00 p.m. - 7:30 a.m.

Requirements

Supervises maintenance personnel in custodial or trade related services.Plans and schedules various job assignments with subordinates.Prepares purchase specifications for equipment and materials.Inspects facilities and work in progress.Coordinates with vendors to complete service contract work.May evaluate and make recommendations on new cleaning products and materials.Provides proper training and information to subordinates.Inspects equipment and maintains adequate stock of supplies and equipment.Maintains and inventories tools; assigns tools as needed, occasionally lifting and carrying equipment weighing 20 pounds.Performs related duties and fulfills responsibilities as required.

Qualifications High school diploma or GED equivalent (recognized by the Texas Education Agency or a regional accrediting agency).

  • Five (5) years of experience in building maintenance, including one (1) year of supervisory experience.
  • Valid Class 'C' Texas Driver's License.
  • Must successfully pass all background investigations and maintain a current security identification badge.
  • Must pass a Transportation Security Administration (TSA) Security Threat Assessment and a Criminal History Records check conducted by Aviation upon employment.
  • Must maintain federally mandated security clearance required to work at an airport at all times.
  • Preferred Qualifications
    • Associate’s degree or technical certification in Facilities Management, Building Systems, Engineering Technology, or a related field.
    • Five (5) years of progressive experience in facilities or building maintenance within a complex, high-traffic environment such as an airport, transportation hub, hospital, or large commercial facility.
    • Prior supervisory or lead experience overseeing maintenance personnel in a 24/7 operational environment.
    • Experience managing preventive and corrective maintenance programs using a computerized maintenance management system (CMMS).
    • Experience overseeing contractors and service providers in secure and restricted areas, including compliance with badging and security requirements.
    • Experience preparing reports, tracking maintenance metrics, and supporting budget planning for facilities operations.
    • Proficiency with Microsoft Office and maintenance management software.
    • Strong working knowledge of airport-related building systems, including HVAC, electrical distribution, plumbing, fire/life safety systems, jet bridges, escalators/elevators, baggage handling systems (BHS), and building automation systems (BAS).
    • Knowledge of applicable safety standards and regulatory requirements, including OSHA, NFPA, FAA, TSA, and local building and fire codes.
    • Demonstrated ability to coordinate work activities with airport operations, airlines, tenants, contractors, and vendors to minimize operational disruptions.
    • Strong leadership, communication, and decision-making skills, with the ability to respond effectively to emergencies, outages, and time-sensitive operational issues.
    • Ability to read and interpret blueprints, schematics, one-line diagrams, and technical manuals related to airport infrastructure.
    Applicant Information

    Unless otherwise stated, applicants are permitted to substitute two years of related full-time experience for one year of higher education or one year of related higher education for two years of experience in order to meet the minimum requirements of the job.

    One year of full-time experience is defined as 30 or more hours worked per week for 12 months.

    One year of higher education is defined as 30 credit hours completed at an accredited college or university.
