Job Description

Summary

This job involves operating and maintaining heating, ventilation, refrigeration, and electrical systems in public buildings without needing a special license, along with doing minor repairs like fixing doors and painting equipment.

It also includes supervising cleaning staff, patrolling grounds, and responding to service calls.

Key Requirements

  • High school diploma, four-year vocational/trade school graduation, or GED
  • Two years of experience in operating, repairing, and maintaining buildings and mechanical/electrical equipment
  • Ability to operate and maintain self-contained refrigeration units and heating/ventilating equipment
  • Skills in inspecting, adjusting, and performing minor/emergency repairs on pumps, steam lines, valves, electrical circuits, motors, and related systems
  • Experience with minor building repairs such as replacing glass, fixing door hardware, and painting machinery/piping
  • Ability to conduct equipment inspections, record operating data, and respond to service calls/complaints
  • Supervisory skills to assign work and instruct cleaning/custodial staff, plus patrolling building grounds

Full Job Description

Under general supervision, operates and maintains mechanical, electrical and heating equipment that does not require an operator license. Performs minor building repair work in a large public building or group of public buildings.

Requirements

  • Operates and maintains self-contained refrigeration units and heating and ventilating equipment that does not require an operator license.

  • Inspects, adjusts and performs minor and emergency repairs to pumps, steam lines, valves, traps, regulating devises, water and drainage systems, electrical lighting and control circuits, fans, fixtures, switches, switchboards, motor starters, motors and motor generator sets.

  • Performs minor building repairs, including replacing broken glass, repairing door locks, door checks, hinges and other hardware.

  • Paints machinery and piping.

  • Conducts inspections of equipment operating performance and records operating information.

  • Responds to service calls and complaints.

  • Supervises, assigns work and provides instruction to cleaning and custodial staff.

  • Patrols building grounds.

Qualifications

  • High school graduation, four (4) year vocational/trade school graduation, or G.E.D.

  • Two (2) years of experience in the operation, repair, and maintenance of buildings and other structures and of the mechanical and electrical equipment installed therein.
