This position is located in the Architect of the Capitol, Senate Office Buildings, Assistant Superintendent, Client Services Division, Service Center Branch.
Seeking a reliable and dependable Building Inspector (Building Services) to examine offices, foyers, safety apparatuses and other public spaces to detect and rectify maintenance issues for Senators, Committees and their staffs.
You must meet the United States Office of Personnel Management's (OPM) qualification requirements (including specialized experience and/or educational requirements) for the advertised position.

Specialized experience is experience that has equipped you with the particular knowledge, skills and abilities to perform successfully the duties of the position, and that is typically in or related to the position to be filled.
To be creditable, specialized experience must have been equivalent to at least the next lower grade level.
Candidates for the GS-08 grade level must have at least 52 weeks of specialized experience equivalent to the GS-07 grade level in the Federal service.
Specialized experience for this position is defined as having experience in the following: 1.) Independently performs quality assurance inspections to ensure all assigned work is completed based on job requirements and needs of the clients.
(building office suite inspections and safety inspections). 2.) Uses computerized programs to maintain data and records.(ex: Computer-Aided Facility Management (CAFM) and TMA Systems computer software.
3.) Serves as Contracting Officer's Representative (COR) to ensure accurate and adequate oversight of contractor performance according to contract requirements, AND: Candidates for the GS-09 grade level must have at least 52 weeks of specialized experience equivalent to the GS-08 grade level in the Federal service.
Specialized experience for this position is defined as having experience in at least 3 of the following: 1.) Provides a variety of building services to the occupants of commercial buildings and senior management including supporting the daily operations of the buildings including receiving and taking immediate action to resolve complaints.
(ex: building office suite inspections, safety inspections, and generate work orders for services or repairs). 2.) Uses computerized programs to maintain data and records.
3.) Serves as Contracting Officer's Representative (COR) to ensure accurate and adequate oversight of contractor performance according to contract requirements.
4.) Initiates inspection test procedures and makes recommendations to modify job or contract specifications for evaluating trade/contractor procedures and operations. Major Duties:
Tour of duty for this position is: Monday- Friday, First Shift (Hours may be subject to change at management's discretion) This position is Essential-Employee is required to report to work during emergencies and inclement weather situations.
Work Schedule may include Holidays AND Weekends on a regular AND recurring basis. Rotating shift work will also be required at management's discretion.
The individual selected for this position will: Acts as liaison on behalf of the Superintendent to follow up on issues building occupants may encounter in their assigned spaces.
Informs building occupants on work progress, offering a prognosis for its completion.
Surveys Administrative Assistants, Office Managers, or other essential office employees monthly to gain feedback on the quality of services and areas for improvement.
Serves as Contracting Officer's Representative (COR) to ensure accurate and adequate oversight of contractor performance according to contract requirements.
Conducts daily inspections to ensure that buildings are maintained according to established standards for cleanliness and safety.
Coordinates with shop supervisors to schedule preventive maintenance activities based on inspection findings.
During inspections, identifies violations of rules prohibiting the placement of items such as boxes, computers, furniture, office equipment, and supplies in hallways or other non-designated areas.
Inspects all areas of buildings including entrances, hallways, offices, conference rooms, stairwells, exits, rest rooms, parking garages, and all public areas.
Notes any deficiencies in cleanliness or safety and notifies the proper maintenance supervisors to take action to rectify them.
Is a primary identifier of potential safety hazards and works to resolve with appropriate trade shop or safety officer. Receives requests for services from Senators, their staffs, and committee staffs.
Forwards such requests to the appropriate unit within the jurisdiction for action. Must be tactful and diplomatic in responding to unusual service requests from Senators, Committees and their staffs.
Performs other duties as assigned.
